Next, the agent will compile a list of the best matches to show the buyer. All agents naturally tend to show those houses first that have the easiest access. Many homes on the market have “lock boxes” on them. What is a Lock Box? The Lock Box is a device which holds a key to the home, that only qualified local agents can access. As such, homes listed as “lock box, no appointment needed” will get shown more often than homes listed as “agent has key, call for appointment”. We recommend that if at all possible, you consider having your agent put a lock box on your home for easier and more frequent showings.
If you don't want a lock box, you will need to make it as convenient as possible for other agents to show your home. When called, we recommend that our clients do whatever needs to be done to accommodate these "cooperating brokers" show your home to their buyers on their schedule in order to maximize your home's exposure.
Likewise, we advise that it’s best if you leave when the agent and buyer arrive to see your home. The Buyer is more likely to feel comfortable to roam through the home and get a good feel of the space in which they are planning to live.
